Permits

FAQs
If you are hiring a contractor to either build on your property or to remodel an existing building:
Part of the contractor's responsibility is handling the paperwork with the City to obtain any permits, zoning variances, surveys, drawings etc.  The contractor should fill out the Building Permit Application located here and bring it to the Planning & Zoning Office.  The form will be reviewed by the Designated Zoning Official and any additional information needed will be discussed with the contractor.  If any changes to the lot's zoning or any variance to existing zoning is required, then a Planning Application Form found here will also be required. Upon receipt of the information, review, and approval by the Designated Zoning Official, resolution of any zoning issues, and payment of the fees required (to the City Clerk), a permit will be issued for the project.  Note that once a permit is issued, the project must be completed within 6 months.
If you are remodeling your own residence and doing the work yourself:
Part of your responsibility in the remodeling project is handling the paperwork with the City to obtain any permits, zoning variances, surveys, drawings, etc.  This will require that you complete the same Building Permit Application Form noted above (and located here).  In this case, it is strongly recommended that you consult with the Planning & Zoning Office while you are completing this form and he can help you with the appropriate information. If any changes to the lot's zoning or any variance to existing zoning is required, then a Planning Application Form found here will also be required.

As a homeowner, you are also required to provide the New Mexico Homeowner's Responsibilities form located here.

Once these forms are obtained, approved by the Designated Zoning Official, any zoning variances approved and all required fees paid to the City Clerk's Office, a permit will be issued for the project.  Once a permit is issued, the project must be completed within 6 months.
Put up a sign
In order to put up a sign in Truth or Consequences either on your own property or on the property from which you have the owner's permission for the sign, you will need to fill out the Sign Application form to be found here.  Once this application is completed, it should be turned in to the Planning & Zoning office for review.  You will be notified if the sign is approved or if any changes need to be made or whether any Zoning variance needs to be granted before the sign can be erected.

Please refer to Article XIII Section 11-13-2.1 through Section 11-13-2.10 of the City's municipal code for sign requirements and restrictions.
